The market is looking good, clients are looking for properties, and it’s time for you to freshen up your skills in time for the busy season. Luckily, we’re here to help. Here are 10 quick tips to get you ready for buyers in the spring market:
- Clean up your “For Sale” signs with some window cleaner to really shine them up.
- Change out any promotional photos you have up online with snow in them. Your materials should reflect the coming season appropriately since that’s when your buyers will be picturing themselves moving.
- Call all of the potential buyers (who didn’t buy) that you met over the winter and invite them to a market update seminar.
- Host a first-time home buyers’ seminar in your office to kick-start the process for folks who might be thinking about buying.
- Order open house signs with your name and phone number on them. It’s free marketing/branding on main roadways.
- Bring your buyers into the office after showing properties, and review each home shown; don’t let them leave without knowing why they aren’t writing offers on each property. This will showcase their wants and needs, as well as your desire to make their search successful—and you won’t get stuck in the “see you next weekend” trap.
- Have your sellers open their pools early. It will avoid any unknowns during a home inspection and it looks a lot more appealing than when it’s covered.
- Start previewing as many homes as possible and get to know the inventory. It is a lot easier to talk to buyers about homes when you have actually been in them.
- After previewing a home, think of two potential buyers in your database that you can call to tell about the property.
- Put together local market information packets for potential buyers. Here are some examples of neighborhood details you can include:
- Boy Scout/Girl Scout sign-ups
- Sports registrations (little league, soccer, football, etc.)
- Bus stops
- Train stops
- Shopping
- Restaurants
- School information
- Golf courses
- Gyms/YMCA locations
