Therefore, it is important to hire a professional photographer<\/a><\/strong> to ensure that your listing makes a good first impression<\/em>.<\/p>\n

Your photos are going to be seen by any number of online consumers, so making your listing stand out is imperative. Ensure that you promote your sale in the best light possible by planning ahead of time for professional photography<\/strong>.<\/p>\n

Here is a list of ideas and tips on how to help your client get ready for a professional photo shoot<\/strong>.<\/p>\n

Inside the Home<\/h1>\n
    \n
  1. De-clutter<\/strong> as much as possible. Put away toys, clothing, dishes, towels, shoes etc. It\u2019s a lot cheaper to put these things away before the photo shoot than to pay to have the photos \u201cphotoshopped\u201d.<\/li>\n
  2. Depersonalized<\/strong> to a certain degree. Photos of young children and any potentially offensive art (believe me, I\u2019ve seen it all!) should be put away.<\/li>\n
  3. Remove any seasonal\/holiday<\/strong> decorations that can quickly outdate your photos.<\/li>\n
  4. Dust<\/strong> and vacuum<\/strong>.<\/li>\n
  5. Make all the beds<\/strong>, fluff all the pillows, and check the bed skirts.<\/li>\n
  6. Clean the kitchen sink<\/strong> and put away all the dishes.<\/li>\n
  7. Clear all kitchen counter tops<\/strong> and put away toasters, can openers, etc.<\/li>\n
  8. Clear all bathroom counter tops<\/strong> and put away all personal items.<\/li>\n
  9. Remove all shampoos, conditioners, body-washes<\/strong>, etc. from the shower.<\/li>\n
  10. Put out the guest towels<\/strong> and hide all the others.<\/li>\n
  11. Hide all trash cans<\/strong>.<\/li>\n
  12. Remove all magnets and decorations<\/strong> from the refrigerator.<\/li>\n
  13. If there are pets<\/strong>, hide all food\/water bowls, pet beds, and pet toys.<\/li>\n
  14. Put all toilet seats<\/strong> and lids down.<\/li>\n
  15. Replace all burned out light bulbs<\/strong>.<\/li>\n
  16. Consider decorating the tables with your prettiest place settings. <\/strong><\/li>\n
  17. Consider putting out vases of fresh flowers<\/strong>.<\/li>\n<\/ol>\n

    Outside the Home<\/h1>\n

    1. Have the lawn trimmed<\/strong>, leaves raked, bushes and trees pruned.<\/li>\n

    5. In snowy climates, shovel snow<\/strong> from walkways, driveways, patios, decks when necessary.<\/li>\n
    6. If there is a pool, hot tub, or spa,<\/strong> take any security gate down, uncover, and clean.<\/li>\n
    7. If there will be any twilight photos taken, replace any broken lighting<\/strong> on the home, around the landscape, and in the pool.<\/li>\n
    8. Open the umbrellas<\/strong> on any patio sets.<\/li>\n
    9. When in season, uncover grills<\/strong>.<\/li>\n
    10. Remove any seasonal\/holiday<\/strong> decorations.<\/li>\n
    11. Consider adding splashes of bright colored flowers<\/strong> to the landscape and in pots.<\/li>\n<\/ol>\n

      Right Before the Photographer Arrives<\/h1>\n

      1. Turn on ALL interior lights \u2013 even lights in furniture cabinets.<\/li>\n
      2. Turn OFF all ceiling fans.<\/li>\n
      3. Light fireplaces and candles.<\/li>\n
      4. Open all blinds, shades, and curtains.<\/li>\n
      5. Clear all cars and vehicles from the driveway and the street in front of the home.<\/li>\n
      6. Please secure any potentially aggressive animals in a safe location, away from all rooms being photographed.<\/li>\n<\/ol>\n

        There is one more thing I want to bring to your attention.\u00a0 Please have your homeowners place all valuables in a secure location.\u00a0 There will potentially be many people walking through their home, and valuables should be out of site and secure. Safe deposit boxes and wall safes are great for this.<\/p>\n
