The quantity of appeals has led to a backlog in municipalities.<\/p>\n<p>We were reminded this week just how substantial the housing bubble burst was as <a href=\"http:\/\/www.google.com\/hostednews\/afp\/article\/ALeqM5ivHYLBqwYUbeSzaoA7bcwoJ1EN0Q?docId=CNG.9aed0bb42e6143acab5dd7633a8f7fc7.111\">numbers revealed<\/a> that homes lost <a href=\"http:\/\/www.dailyfinance.com\/story\/credit\/u-s-home-values-to-fall-by-1-7-trillion-in-2010\/19753379\/\">$1.7 trillion in value<\/a> this year. <a href=\"http:\/\/money.cnn.com\/2010\/12\/09\/real_estate\/home_value\/\">New York City and Los Angeles<\/a> suffered the hardest hit, which lost $103.7 billion and $38.6 billion, respectively. (There are some <a href=\"http:\/\/realestate.msn.com\/article.aspx?cp-documentid=26646856\">bright areas<\/a> in the country &#8211; check out the most <a href=\"http:\/\/www.forbes.com\/2010\/12\/08\/healthy-housing-prices-business-washington-home-cities_slide.html?boxes=Homepagelighttop\">stable housing markets<\/a>.)<\/p>\n<p>Even with these staggering numbers, I remain cautiously optimistic for the New Year. As <a href=\"http:\/\/www.rollingstone.com\/music\/news\/68404\/240600\">John Lennon<\/a> said, \u201cYou may say that I\u2019m a dreamer, but <a href=\"http:\/\/www.bloomberg.com\/news\/2010-12-08\/toll-brothers-ceo-sees-nascent-rebound-in-u-s-home-sales-as-worst-over.html\">I am not the only one<\/a>.\u201d Toll Brothers CEO <a href=\"http:\/\/www.bloomberg.com\/news\/2010-12-09\/toll-s-yearley-sees-nascent-rebound-in-u-s-home-sales-video.html\">Douglas Yearley<\/a> believes the worst in the housing market is behind us and the recovery will continue to gain momentum. Another industry expert, the <a href=\"http:\/\/online.wsj.com\/article\/BT-CO-20101206-708546.html\">Chief Economist for Freddie Mac<\/a>, says the housing market will improve in 2011. <a href=\"http:\/\/www.bloomberg.com\/news\/2010-12-07\/half-of-americans-say-housing-recovery-at-least-two-years-away.html\">Close to 60 percent of Americans<\/a>, on the other hand, believe a housing recovery is at least two years away.\u00a0 What is your outlook?<\/p>\n<p>In a look back, <a href=\"http:\/\/www.housingwatch.com\/2010\/12\/07\/housing-market-takeaway-it-was-a-great-decade\/\">Stephane Fitch of Forbes<\/a> concludes that the real estate market in the 2000s was actually a great decade for housing as the <a href=\"http:\/\/www.housingwatch.com\/2010\/12\/07\/housing-market-takeaway-it-was-a-great-decade\/\">value of a square foot<\/a> in the U.S. is up 58 percent since January 2000.
