{"id":5519,"date":"2010-09-17T15:10:40","date_gmt":"2010-09-17T20:10:40","guid":{"rendered":"https:\/\/bhgrealestateblog.com\/?p=5519"},"modified":"2024-12-30T11:24:41","modified_gmt":"2024-12-30T16:24:41","slug":"week-in-review-things-we-liked-from-the-week-that-was-36","status":"publish","type":"post","link":"https:\/\/bhgrecareer.com\/bebetterblog\/week-in-review-things-we-liked-from-the-week-that-was-36\/","title":{"rendered":"Week in Review: Things We Liked from the Week That Was"},"content":{"rendered":"<p style=\"text-align: justify\">This week marked the <a href=\"http:\/\/content.usatoday.com\/communities\/theoval\/post\/2010\/09\/obama-soldiers-on-two-years-after-financial-crisis-began\/1\">second anniversary<\/a> of the collapse of <a href=\"http:\/\/www.newsweek.com\/2010\/09\/14\/was-the-great-panic-of-2008-preventable.html?from=rss&amp;loc=interstitialskip\">Lehman Brothers<\/a>, an event which changed the way people thought of Wall Street and added terms to our lexicon like <a href=\"http:\/\/en.wikipedia.org\/wiki\/Too_big_to_fail\">Too Big to Fail<\/a>.\u00a0 I can\u2019t help but think back on the economic roller coaster we have been on and how it is still affecting the housing market today.<\/p>\n<p style=\"text-align: justify\">One of the biggest changes I have noticed is <a href=\"http:\/\/online.wsj.com\/article\/SB10001424052748704652104575494000535866666.html?mod=WSJ_RealEstate_LeftTopNewsv\">Americans\u2019 view of homeownership<\/a>.\u00a0 According to a recent survey, the number of Americans who say that homeownership is a safe investment has declined to<a href=\"http:\/\/blogs.wsj.com\/developments\/2010\/09\/16\/housing-views-dim-but-underwater-borrowers-say-owning-beats-renting\/\"> 67 percent.<\/a> Another sign of the times is the staggering number of borrowers contemplating a strategic default on their mortgage.<\/p>\n<p style=\"text-align: justify\">To try to combat this, the Loan Value Group has created a <a href=\"http:\/\/blogs.wsj.com\/developments\/2010\/09\/13\/plan-offers-hedge-on-strategic-default\/\">\u201cResponsible Homeowner Reward,<\/a>\u201d which pays borrowers a small amount of money in exchange for staying current on their loan. I hope this helps convince some of the 19 percent of those polled in a <a href=\"http:\/\/latimesblogs.latimes.com\/money_co\/2010\/09\/walkaway-mortgages-underwater-pew-survey-housing.html\">Pew Research Center<\/a> survey who said it was <a href=\"http:\/\/pewresearch.org\/pubs\/1729\/survey-acceptable-homeowners-stop-making-mortgage-payments\">acceptable to walk away<\/a> from a mortgage.<\/p>\n<p style=\"text-align: justify\">As <a href=\"http:\/\/www.youtube.com\/watch?v=QbN0g8-zbdY\">Andrea Bocelli<\/a> would say, is it time to say goodbye \u2026 to Freddie and Fannie?\u00a0 According to a top <a href=\"http:\/\/www.dailyfinance.com\/story\/credit\/fannie-mae-freddie-mac-overhauls-transform-mortgage-giants\/19634628\/\">Treasury Department official,<\/a> the agencies <a href=\"http:\/\/www.reuters.com\/article\/idUSTRE68D5RF20100914\">will not exist in their current form<\/a> after a revamp of the U.S. housing finance system. Stay tuned for proposals after the November elections\u2026<\/p>\n<p style=\"text-align: justify\">A practice that is gaining a lot of attention lately is a <a href=\"http:\/\/www.nytimes.com\/2010\/09\/12\/business\/12fees.html?src=busln\">\u201cresale fee\u201d<\/a> that allows a developer to collect one percent of the sales price from the seller every time the property changes hands for <a href=\"http:\/\/www.allgov.com\/Controversies\/ViewNews\/Hidden_Fee_Allows_Housing_Developers_to_Collect_Money_for_99_Years_100914\">99 years.<\/a> Be sure to tell homebuyers of these fees as they are often communicated in hidden, small print. <a href=\"http:\/\/www.azcentral.com\/business\/realestate\/articles\/2010\/09\/14\/20100914biz-catherine0915.html\">Arizona<\/a> has already passed a law that prohibits these. Stay tuned for similar actions on other states\u2026<\/p>\n<p style=\"text-align: justify\">If any of your clients are considering home editions, you should emphasize they should be of code.
