No matter which side of the aisle you fall, elections are certainly an interesting spectator sport as the candidates pull out their boxing gloves.<\/p>\n<p>In a <a href=\"http:\/\/money.cnn.com\/2010\/08\/25\/real_estate\/home_buyers_sellers.moneymag\/\">standoff <\/a>of another kind, sometimes the relationship between agent and home seller can become <a href=\"http:\/\/www.nytimes.com\/2010\/08\/24\/nyregion\/24appraisal.html\">hostile<\/a> when the latter holds unrealistic expectations. \u00a0As it has been for some time, sellers often feel as though their home is worth more than comparables reveal \u2013 even in a down market. At the same time, home buyers can make some outrageous demands in their search for a \u201cbargain\u201d in the downturn.\u00a0 Have you experienced anything to this degree as clients deal with economy-induced stress?<\/p>\n<p>In the most talked about real estate news this week, <a href=\"http:\/\/www.usatoday.com\/money\/economy\/housing\/2010-08-24-existing-home-sales-july_N.htm?loc=interstitialskip\">existing home sales <\/a>plunged<a href=\"http:\/\/www.nytimes.com\/2010\/08\/25\/business\/economy\/25housing.html?_r=2\"> 27 percent,<\/a> to 3.83 million units, the <a href=\"http:\/\/www.nytimes.com\/2010\/08\/25\/business\/economy\/25housing.html\">lowest level since 1995.<\/a> For a little color, sales have averaged 5.2 million units over the past three years. In other sobering news, <a href=\"http:\/\/www.usatoday.com\/money\/economy\/housing\/2010-08-25-new-home-sales-prices_N.htm\">sales of newly built homes<\/a> fell to the lowest level in 47 years. Let\u2019s try to keep a positive attitude even in times of uncertainty.<\/p>\n<p>It\u2019s been long held that instilling home ownership as the \u201cAmerican Dream\u201d and creating excitement about owning a home for clients is a critical yet unwritten part of our job description. To wit, Stan Humphries, chief economist for Zillow says that homes should not be looked at solely as an <a href=\"http:\/\/www.nytimes.com\/2010\/08\/23\/business\/economy\/23decline.html?ref=realestate\">investment, <\/a>as there is no \u201ciron law\u201d that property must <a href=\"http:\/\/www.huffingtonpost.com\/2010\/08\/23\/real-estate-boomtime-wont_n_691240.html\">appreciate<\/a> in value.<em> <\/em>Instead, focus on the joy of owning a home as opposed to just the money-making potential.<\/p>\n<p>In the event you have clients ready to purchase a second home,<em> USA Today <\/em>this week revealed that <a href=\"http:\/\/www.usatoday.com\/money\/economy\/housing\/2010-08-19-family-friendly-resorts_N.htm\">family-centric communities <\/a>(read: plenty of activities, classes and sports) are the most desired for this group. What amenities does your community have that focuses on family? These are sure to be great selling points to homebuyers, especially those from out of town.<\/p>\n<p>It\u2019s always nice to pass along useful information to homeowners.
