The real estate industry\noffers a variety of career opportunities. Most people recognize the familiar\nresidential real estate agent who helps with the\nsale and purchase of local properties. But few know the myriad of other\nlucrative career opportunities. From knowledge-driven desk jobs to flexible\npositions in the field, consider the full range of choices in real estate.<\/p>\n\n\n\n

Managing Broker<\/h4>\n\n\n\n

All real estate agents must work under a licensed\nbroker. A broker is a licensed real estate agent with a minimal number of years\nof experience who attains higher education. After completing the licensing\ncourse and passing the exam, a broker can manage multiple real estate agents.\nBrokers list properties and help people with the sale and purchase of\nproperties. Agents may perform this work for them, and the broker collects a\ncommission when the transaction is complete. A portion of this commission is\npaid to the agent who facilitated the deal. Both agents and brokers are\nrequired to complete minimal <\/a>continuing education<\/a> requirements to maintain their\nlicenses.<\/p>\n\n\n\n

Appraiser<\/h4>\n\n\n\n

Appraisers complete a state licensing course to\nlearn how to determine a property’s worth and must also pass a state exam.\nAppraisers may assess the value of residential and commercial properties.\nResidential appraisers rely mostly on what they learn during their required\ncourse. Commercial ones often work with well-established appraisers to properly\nevaluate the complexities to determine the value of these properties. Some\nappraisers are privately employed to assess the worth of a house before it is\npurchased or sold. Others work for the government to assess properties for\ntaxation and other legal purposes.<\/p>\n\n\n\n

Investor<\/h4>\n\n\n\n

Many famous people have made their fortunes by\nwisely investing in real estate. Some investors purchase homes that need work\nthen fix and flip them for a profit. Others decide to purchase homes to rent as\nsummer vacation houses or to year-round renters. And, some passive investors\nput money into projects handled by others and reap the reward for their initial\ncash investment in the property. Most investors have years of experience as\nreal estate agents, brokers, or appraisers. After working in the industry, they\nuse their knowledge and expertise to make money as investors who recognize the\nvalue of <\/a>real estate as an\nasset<\/a>.<\/p>\n\n\n\n

Property Manager<\/h4>\n\n\n\n

Real estate agents often wait months for a deal to\nclose to earn their money. A property manager makes a steady income by helping\nto ensure a residential or commercial property runs smoothly, and continues to\nbe profitable to its owners. Some are leasing agents and others work hands-on\nas superintendents of a building. A manager often handles necessary repairs,\nproperty maintenance, and collecting rent from the tenants. Agents who take\nthese jobs may pursue careers in real estate management, and could also decide\nto become investors.<\/p>\n\n\n\n

Leasing Consultant<\/h4>\n\n\n\n

Property managers are responsible for the daily\noperations at a property. Leasing consultants and managers strictly work to\nensure the building has qualified tenants. Leasing managers and consultants\nwork flexible hours and must be comfortable marketing properties and\nnegotiating with tenants. Plus, leasing consultants need to research current\nmarket conditions to verify the properties are rented at a competitive price to\nbe as profitable as possible. Corporate leasing managers perform this work on a\nlarge scale, making sure all the units in a commercial building are rented to\npaying tenants.<\/p>\n\n\n\n

Foreclosure Specialist<\/h4>\n\n\n\n

A growing number of real estate agents are employed\nby private lenders and banks to keep track of the foreclosure processes on\nproperties. The client’s financial statements are carefully reviewed for\nprocessing and selling foreclosed properties as quickly as possible.\nForeclosure specialists are organized and detail-oriented and spend most of\ntheir time in an office.<\/p>\n\n\n\n

Home Inspector<\/h4>\n\n\n\n

Home inspectors verify the condition of a house to\nhelp determine its value. Any issues are documented to protect the buyers and\nsellers. Each state has its own licensing courses and requirements to become an\ninspector. And, most home inspectors have experience in real estate and\nconstruction. Much of their time is spent in the field, inspecting properties\nthen reports are generated in an office.<\/p>\n\n\n\n

Real Estate Attorney<\/h4>\n\n\n\n

An agent who enjoys school and wants to commit to\nyears of education may decide to become a real estate attorney or paralegal.\nAttorneys and paralegals handle the legalities and paperwork associated with\nbuying and selling properties. Some time is spent in the field and most is done\nin an office, from performing research to making calls and coordinating closing\ndates.<\/p>\n\n\n\n
