{"id":321,"date":"2008-09-23T18:10:56","date_gmt":"2008-09-23T18:10:56","guid":{"rendered":"https:\/\/bhgrealestateblog.com\/?p=321"},"modified":"2024-12-30T14:51:55","modified_gmt":"2024-12-30T19:51:55","slug":"market-phases-the-data-speaks","status":"publish","type":"post","link":"https:\/\/bhgrecareer.com\/bebetterblog\/market-phases-the-data-speaks\/","title":{"rendered":"Market Phases: The Data Speaks"},"content":{"rendered":"<p style=\"text-align: justify\"><strong>Posted by Nicolai Kolding<\/strong><\/p>\n<p style=\"text-align: justify\">A few days ago <a title=\"Market Phases\" href=\"https:\/\/bhgrealestateblog.com\/2008\/09\/18\/market-phases\/\" target=\"_blank\" rel=\"noopener\">I offered\u00a0the idea<\/a> that the direction of the residential real estate market is driven first by transaction sides then by price.\u00a0 The basic theory that the market is cyclical\u00a0is obviously not unique.\u00a0 There are several different views on this;\u00a0my cycle has eight phases (with Phase I being <em>Paradiso<\/em> to Phase V&#8217;s <em>Inferno<\/em>).<\/p>\n<p style=\"text-align: justify\">To support this, I gathered national and regional (Northeast, South, Midwest, and West) figures on closed sales and average price from the <a title=\"NAR\" href=\"http:\/\/www.realtor.org\/\" target=\"_blank\" rel=\"noopener\">National Association of REALTORS\u00ae<\/a> for each month dating back to January 1999.\u00a0 I then compared the rate of change versus prior month, quarter, and same month of prior year to analyze how the data fit the phases.<\/p>\n<p style=\"text-align: justify\">There are a ton of numbers here but I believe it&#8217;s worth your time as it&#8217;s very compelling.\u00a0 To see it for yourself, you can either <a href=\"http:\/\/spreadsheets.google.com\/pub?key=pOE4ePDhdnaTVXdOeZz2tIw\" target=\"_blank\" rel=\"noopener\"><strong>view<\/strong><\/a> the spreadsheet\u00a0or\u00a0<a href=\"mailto:Nicolai.Kolding@bhgrealestate.com\">email<\/a> me for the original (<em>note that there are six tabs to the spreadsheet<\/em>).<\/p>\n<p style=\"text-align: justify\">As you study this, I would suggest focusing most of your attention on the &#8220;Prior Yr&#8221; column.\u00a0 You may\u00a0find the following interesting:<\/p>\n<ul style=\"text-align: justify\">\n<li>Nationally, Phase II seemed to hit around November 2005 (with the West entering earliest)<\/li>\n<li>Phase III came in April &#8217;06 for all regions but the West (once again several months earlier at December &#8217;05)<\/li>\n<li>June and July &#8217;06 marked Phase IV for all regions<\/li>\n<li>Phase V (price down, sides down) looked to be a year later for all but perhaps the Northeast, which vaguely appears to have entered that stage, but only weakly so,\u00a0in April &#8217;08.<\/li>\n<li>Finally, note\u00a0that although the West is currently experiencing an accelerating rate of decrease in price, the story for sides appears to be headed in a positive direction.<\/li>\n<\/ul>\n<p style=\"text-align: justify\">Once you <a href=\"http:\/\/spreadsheets.google.com\/pub?key=pOE4ePDhdnaTVXdOeZz2tIw\" target=\"_blank\" rel=\"noopener\"><strong>view<\/strong><\/a> the file, it&#8217;s set up so that you can put your own\u00a0local data\u00a0into it and get a new analysis (sorry, the color coding isn&#8217;t automatic &#8211; my excel skills have definite limits).\u00a0 Or, if you would like, feel free to <a href=\"mailto:Nicolai.Kolding@bhgrealestate.com\">email<\/a> me your monthly closings and average price and\u00a0I&#8217;ll plug\u00a0it in and review it with you (yes,\u00a0some of us\u00a0<em>really<\/em> love this stuff).<\/p>\n<p style=\"text-align: justify\">Don&#8217;t forget, NAR releases August figures in a few days&#8230;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Posted by Nicolai Kolding A few days ago I offered\u00a0the idea that the direction of the residential real estate market is driven first by transaction sides then by price.\u00a0 The basic theory that the market is cyclical\u00a0is obviously not unique.\u00a0 There are several different views on this;\u00a0my cycle has eight phases (with Phase I being [&hellip;]<\/p>\n","protected":false},"author":181,"featured_media":0,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[181],"tags":[28201,28331,33981,34631],"class_list":["post-321","post","type-post","status-publish","format-standard","hentry","category-real-estate","tag-nar","tag-national-association-of-realtors","tag-real-estate","tag-real-estate-market"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.2 -
