{"id":10318,"date":"2014-02-12T09:03:07","date_gmt":"2014-02-12T14:03:07","guid":{"rendered":"https:\/\/bhgrealestateblog.com\/?p=10318"},"modified":"2024-12-30T11:08:53","modified_gmt":"2024-12-30T16:08:53","slug":"working-millennial-homebuyers-part-2","status":"publish","type":"post","link":"https:\/\/bhgrecareer.com\/bebetterblog\/working-millennial-homebuyers-part-2\/","title":{"rendered":"Working with Millennial Homebuyers, Part 2"},"content":{"rendered":"<p>We\u2019ve learned a lot about Millennials, as Sherry Chris, president and CEO of Better Homes and Gardens Real Estate, shares in <a href=\"http:\/\/rismedia.com\/2014-01-02\/generation-next\/?utm_source=newsletter&amp;utm_medium=email&amp;utm_campaign=eNews\" target=\"_blank\" rel=\"noopener\">Generation Next<\/a>, her contributed piece in RISMedia&#8217;s<i> Real Estate\u00a0<\/i>magazine.<\/p>\n<p>In the second half of our focus on Millennial first-time homebuyers, we turn again to our three homebuyers from <span style=\"text-decoration: underline\"><a href=\"https:\/\/bhgrealestateblog.com\/2014\/02\/05\/working-millennial-home-buyers-part-1\/\" target=\"_blank\" rel=\"noopener\">part one<\/a><\/span> \u00a0\u2013 to explore how they dealt with one of the biggest pain points of homebuying \u2013 mountains of paperwork.<\/p>\n<p>It\u2019s important to keep in mind, when representing Millennial generation homebuyers, not to hesitate in explaining in-depth the process of purchasing a home, from obtaining a loan to finding insurance to the legal rigmarole of closing day.<\/p>\n<p>Don\u2019t get us wrong \u2013 this generation is not clueless by any means. As our Better Homes and Gardens Real Estate <a href=\"http:\/\/www.bhgrealestate.com\/Views\/MediaCenter\/News.aspx?id=3058\" target=\"_blank\" rel=\"noopener\">survey<\/a> of 18- to 35-year-olds suggests, members of the generation born in the 1980s and 1990s, are less about grandeur, and more about purpose, choosing more modest homes in order to wisely stick within their budgets \u2014 a lesson they learned from their elders who helped create the real estate bubble.<\/p>\n<p>Really, it\u2019s more that some Millennials feel that they are taking time and energy to study how they\u2019ll make what could be the biggest investment of their lives, and so, their real estate agents should take the time and resources to give them a step-by-step guide to the nuts and bolts of the transaction.<\/p>\n<p>REALTORS\u00ae interested in capitalizing on this <a href=\"http:\/\/video.foxbusiness.com\/v\/2951207059001\/better-homes-and-garden-ceo-housing-still-has-room-to-run\/?playlist_id=937116503001\" target=\"_blank\" rel=\"noopener\">up-and-coming market<\/a> should take note.<\/p>\n<p>\u201cIt\u2019s a huge decision to buy a house,\u201d said Tina, a 28-year-old marketing manager who bought a bungalow recently in New Jersey with George, her 27-year-old boyfriend, a medical student. \u201cIt was a big decision not to rent. I had to weigh everything. I sat with Excel spreadsheets figuring out the numbers. I did that all summer.\u201d<\/p>\n<p>Tina sometimes found herself in the awkward position of having to tell her REALTOR\u00ae she didn&#8217;t understand what was going on during her loan application, home inspection, price negotiations and other steps before closing.<\/p>\n<p>\u201cBecause this was my first time, there were some times when I didn&#8217;t know what to do,\u201d she said. \u201cI was like, \u2018Can you tell me what I\u2019m supposed to do? Should I be doing this right now?\u2019\u201d<\/p>\n<p>Tina and George really liked working with their REALTOR\u00ae, but he sometimes incorrectly assumed she understood the ins and outs of what to her seemed like an overly complicated process, like how she had to purchase her insurance upfront on her first home purchase. She didn\u2019t understand how she would have known that on her own or why nobody told her before the day of closing.<\/p>\n<p>Advertising executive Craig, a 26-year-old British citizen living in Manhattan\u2019s Gramercy Park neighborhood, shared Tina\u2019s bewilderment.<\/p>\n<p>He\u2019s a single guy who has a good job and sufficient assets to make a down payment on his condo. Yet he was amazed at how he needed a REALTOR\u00ae, a lawyer, an accountant, and other professionals to finalize the purchase and sales agreement. On closing day, he remembers signing a sheaf of papers that he didn\u2019t quite understand.<\/p>\n<p>\u201cIt\u2019s sort of like having a second job,\u201d he said. \u201cIt was a very arduous process. It\u2019s a very complicated process. I think I\u2019m relatively intelligent, and think I can pick things up very quickly. But I was having a very hard time knowing what\u2019s going on.\u201d<\/p>\n<p>Meanwhile, down in North Carolina, Jess and Geoff, both 32, didn\u2019t encounter the same issue. Their REALTOR\u00ae took the time to explain the often-convoluted path from offer to closing.<\/p>\n<p>\u201cShe was definitely doing her research,\u201d said Jess. \u201cShe was able to translate that research into something we\u2019d understand.\u201d<\/p>\n<p>But even so, Jess and her husband spent eight months searching for a house, making seven offers along the way. So, by the time they found their single-family home, Jess, an international nonprofit worker, and Geoff, a nurse\u2019s assistant, had plenty of time to learn about the homebuying process.<\/p>\n<p>They were comfortable by the time they closed, in part because they had become experts themselves, with the help of their REALTOR\u00ae, who was, as Jess calls her, \u201c\u2026first-time homebuyer smart. She&#8217;s good with first-time homebuyers. She knows the questions we&#8217;ll have and what we should be asking, but not in an \u2018I know everything\u2019 way. More like a \u2018this isn&#8217;t uncommon in homebuying\u2019 experience.\u201d<\/p>\n<p>So there you have it: three homebuyers, three markets, three different homebuying experiences.
