{"id":10270,"date":"2014-05-31T15:30:36","date_gmt":"2014-05-31T19:30:36","guid":{"rendered":"https:\/\/bhgrealestateblog.com\/?p=10270"},"modified":"2024-12-30T11:08:44","modified_gmt":"2024-12-30T16:08:44","slug":"battlefield-lessons-learned-survival-war-room","status":"publish","type":"post","link":"https:\/\/bhgrecareer.com\/bebetterblog\/battlefield-lessons-learned-survival-war-room\/","title":{"rendered":"Battlefield Lessons Learned from the Survival War Room"},"content":{"rendered":"<p>Feeling squeezed between online real estate giants and the latest generation of hungry independent agents who are pounding the streets to take a piece of your market?<\/p>\n<p>Fear not.<\/p>\n<p><a href=\"https:\/\/twitter.com\/sherrychris\" target=\"_blank\" rel=\"noopener\">Sherry Chris<\/a>, president and CEO of Better Homes and Gardens Real Estate LLC, brought several industry gurus together earlier this month for a \u201cSurvival War Room for Brokers\u201d session, designed to share ideas and suggestions to help brokerages punch above their weight, by considering office culture and space, technology and profitability.<\/p>\n<p><a href=\"https:\/\/twitter.com\/josephrand\" target=\"_blank\" rel=\"noopener\">Joseph Rand<\/a>, managing partner at Better Homes and Gardens Real Estate Rand Realty, summed it up best, \u201cIf your business model is aligned with what your agents value, you\u2019ll be just fine. It really depends on you being a good operator and executing on that.\u201d<\/p>\n<p>So what should brokers be keeping in mind?<\/p>\n<p><b>Lose the Paper<br \/>\n<\/b>When it comes to the office of the future, as Sherry Chris says, attention to detail in client experience is one of the most important things to consider.<\/p>\n<p>A big step in improving office culture and promoting technology is updating your office to reflect the times, said <a title=\"Vanessa Bergmark\" href=\"http:\/\/www.redoakrealty.com\/about-us\/managers-staff-\/vanessa-bergmark\" target=\"_blank\" rel=\"noopener\">Vanessa Bergmark<\/a>, <a href=\"http:\/\/nextgenbrokerage.com\/\" target=\"_blank\" rel=\"noopener\">Beta Broker<\/a> and a partner at\u00a0<a href=\"https:\/\/twitter.com\/redoakRE\" target=\"_blank\" rel=\"noopener\">Red Oak Realty<\/a> in the San Francisco Bay area.<\/p>\n<p>Go paperless, said Bergmark. Get rid of desks and file cabinets. Put up chalk board walls so agents literally have a palette for their thoughts. You\u2019ll still have a few desks in the office. Agents can share them. This layout encourages collaboration and communicates a hip, modern feel to clients, she said. Dingy rows of empty, cluttered desks signal the opposite.<\/p>\n<p>Don\u2019t forget that some old-school touches are still vital, though.<\/p>\n<p>The most important employee in a brokerage is the person who greets clients when they walk through the door, said <a title=\"Shaun Osher\" href=\"https:\/\/twitter.com\/ShaunOsher\" target=\"_blank\" rel=\"noopener\">Shaun Osher<\/a>, founder and chief executive of\u00a0CORE, a Manhattan boutique realty firm. Nobody has so much power to make a crucial first impression.<\/p>\n<p>Every office should also have an immaculate, tasteful gallery\/foyer for use a waiting area for clients and a comfortable conference room for meetings. Again, it\u2019s about creating a good first impression.<\/p>\n<p><b>Culture Counts<br \/>\n<\/b>Agents who have the tools to reach their goals (and receive their rewards) are happy and productive. Happy and productive agents, in turn, go the extra mile to meet clients\u2019 needs, said <a title=\"Chris Nichols\" href=\"https:\/\/twitter.com\/utahREpro\" target=\"_blank\" rel=\"noopener\">Chris Nichols<\/a> of\u00a0Prudential Utah Elite Real Estate.<\/p>\n<p>Culture is key to keeping agents and clients engaged, but a brokerage\u2019s culture is not static. It\u2019s always evolving, so brokers need to keep tabs on it. Cultures can be very different, and cannot be ignored.<\/p>\n<p>Regular roundtable meetings where everyone contributes are a good way to occasionally set a new tone for the office. At meetings, review industry statistics \u2014 maybe conduct a little quiz on stats disguised as a game \u2014 and identify the best sales. A big reward, like a trip to Mexico, is a sure motivator for agents to close big deals.<\/p>\n<p><a title=\"Lon Welsh\" href=\"https:\/\/twitter.com\/lonwelsh\" target=\"_blank\" rel=\"noopener\">Lon Welsh<\/a>, President,\u00a0Your Castle Real Estate, had other thoughts.\u00a0 His firm focuses on finding consumers willing to pay for high value services, and making sure his agents service those customers better.\u00a0 Welsh does not have managers by office \u2013 rather, managers allocated by expertise, and support their agents by skill.\u00a0 This approach helps him bring greater value to his agents, and helps improve overall client service.<\/p>\n<p><b>Technology and Sustaining Profitability<br \/>\n<\/b>The key to technology is knowing how to use it smartly. \u201cDon\u2019t chase the next big things in technology,\u201d cautions <a href=\"https:\/\/twitter.com\/LeightonDees\" target=\"_blank\" rel=\"noopener\">Leighton Dees<\/a>, CEO, Better Homes and Gardens Real Estate Generations.<i> <\/i>\u00a0Dumping money into new snazzy software, hardware and time-consuming online applications doesn\u2019t help your bottom line.<\/p>\n<p>Brokers must identify the needs of clients and agents that might require tech fixes, then see what\u2019s available and make sure it adds value. Office leaders can provide insights. But don\u2019t put the whole burden on them. Sometimes agents don\u2019t know if they require something or not.<\/p>\n<p>Do clients need to save time? Do they need quicker access to more listings? Would better quality videos further empower agents?<\/p>\n<p>\u201cWhat will make your clients\u2019 lives brilliant?\u201d asked <a title=\"Eric Bryn\" href=\"https:\/\/twitter.com\/ericbryn\" target=\"_blank\" rel=\"noopener\">Eric Bryn<\/a>, managing director at Core Twelve, a Chicago marketing firm.<\/p>\n<p>Inexpensive office changes and smart use of technology don\u2019t have to put pressure on profits.
